Home Inspections For Purchases

Home inspection for purchase is the most common service provided. During a home inspection, our experts gain information about the condition of the property. This is important so that the buyer is informed about any problems and can make an informed and educated decision.

Pre-Listing Home Inspections

This is a service provided for a client that is in preparation of selling their home. During this inspection, the existing condition of the property is determined. This inspection will help to give the information needed for any repairs and the report will correctly price the property. This inspection will help to reduce the risk of any surprises that may appear and hinder the sale.

Roof Inspections

The quality of the roof of your home is critical to the condition it is in. Miami Professional Home Inspections will inform you of the true condition of your roof so that you are able to make the necessary repairs. During a roof inspection we will observe the age and condition of the roofing materials, any missing roofing system pieces, and the condition of the gutters and downspouts. The inspection will be followed with a detailed report that will assist in finding the appropriate contractor.

Fireplace Inspections

Fireplaces and Chimneys can often become obstructed or broken and are frequently unnoticed. This is a dangerous fire hazard and can cause smoke and carbon to fill your home. We will provide a thorough evaluation of the fireplace, chimney, and entire heating system. We also inspect the interior and exterior of both the fireplace and chimney, the flue, the chimney connection, fireplace appliances, and venting system.

Home Energy Efficiency Inspections

A Home Energy Efficiency Inspection performed by Miami Professional Home Inspectors will provide a detailed report of the problem areas in your home that lose energy. Correcting these problem areas can help you save a significant amount of money on your electric bills.

Common problem areas are doorways, windowsill, foundation areas, and light fixtures. Infrared cameras are used to check hot spots. A Blower Door test will also be done to determine the air tightness of the home.
